Information We Collect
Information you provide to us:
- Contact information: name, email address, phone number, and the legal name of the person or entity you're contracting under;
- Property and deal information: property address and state, property characteristics (beds, baths, square footage, lot size, year built, property type), pricing and underwriting figures (estimated ARV, contract price, desired marketing price, rehab estimates), comps, creative-financing terms if applicable, seller motivation, and property access notes;
- Documents you upload, including your signed purchase and sale contract or assignment agreement, and any photo or video links you provide;
- Any information you include when you email or call us directly.
Information collected automatically:
- Basic technical data such as IP address, browser type, device type, and operating system;
- Pages visited, time spent on the Site, and referring/exit pages;
- Cookies and similar tracking technologies, as described in Section 6 below.
How We Use Your Information
We use the information we collect to:
- Evaluate and underwrite the deal you submit;
- Route your submission to the closing/dispo partner appropriate for that property's market, since we work with more than one partner depending on where the property is located;
- Contact you by phone, email, or text message about your submission, including status updates, requests for additional information, and wire/closing instructions;
- Keep records of submissions and referrals for our own business and accounting purposes;
- Understand how visitors use the Site so we can improve it;
- Respond to your questions or requests when you contact us directly.
We do not sell your personal information, and we do not use it for any purpose beyond what is described in this policy.
Text Message (SMS) Consent
If you check the SMS consent box when submitting a deal, you agree to receive recurring text messages from The Full Deal REI and/or the closing/dispo partner your deal is routed to, about that submission, including status updates and follow-ups. Text messages may come from either party depending on where your deal is at. Message frequency varies based on your deal's activity. Message and data rates may apply. Consent to receive texts is not a condition of submitting your deal or of receiving any service from us.
- Reply STOP to any text to opt out at any time. You'll receive one final confirmation message and no further texts.
- Reply HELP for help, or contact us at the email below.
- Carrier fees may apply depending on your mobile plan; we are not responsible for carrier charges.
We do not sell or share your mobile phone number with third parties for their own marketing purposes. Your number may be shared with the closing/dispo partner your deal is routed to, solely so they can work your submission, as described in Section 7 below.
Phone Calls
By providing your phone number when submitting a deal, you consent to be contacted by phone, including by The Full Deal REI and the closing/dispo partner your deal is routed to, regarding your submission. This may include calls placed using an automatic telephone dialing system or prerecorded voice, where applicable. Consent to receive calls is not a condition of submitting your deal. You may revoke this consent at any time by telling us during a call that you'd like to stop being contacted, or by emailing us at the address in Section 13.
Email Communications & CAN-SPAM Compliance
We may use third-party email and form providers to receive and process your submission and to follow up with you. In compliance with the CAN-SPAM Act of 2003, any commercial email we send:
- Includes accurate sender information and a clear, non-deceptive subject line;
- Identifies promotional or affiliate content where applicable;
- Includes our physical mailing address (see Section 13 below);
- Provides a clear and conspicuous way to unsubscribe at any time.
Cookies and Tracking Technologies
Our Site may use cookies and similar tracking technologies to understand how visitors use the Site and to improve your experience. This may include analytics tools, our form and hosting providers' tools, and advertising tags such as the Meta (Facebook) Pixel and Google Ads / Google Analytics tags, which we may use now or in the future to measure ad performance and show relevant ads to past visitors. Most browsers let you control or disable cookies through their settings; note that doing so may affect how the Site functions. We do not currently respond to browser "Do Not Track" signals.
How We Share Information
We may share your information with:
- Closing/dispo partners we work with to evaluate, underwrite, market, and close submitted deals. Which partner receives your submission depends on where the property is located. These partners independently review and work the deal and may contact you directly;
- Service providers who help us operate the Site and process submissions, including our form-processing and file-storage providers;
- Advertising partners such as Meta (Facebook/Instagram) and Google, for ad measurement, analytics, and retargeting purposes;
- Legal authorities, if required to comply with a law, regulation, subpoena, or government request;
- A successor entity, in the event of a merger, acquisition, or sale of business assets.
We do not sell or rent your personal information to third parties for their own independent marketing purposes.
Affiliate & Referral Relationships
The Full Deal REI has referral relationships with the closing/dispo partners your deal may be routed to. When a deal you submit through this Site closes, we may receive a referral fee, commission, or share of the closing profit from that partner as compensation for the referral. This disclosure is made in accordance with the Federal Trade Commission's Guides Concerning the Use of Endorsements and Testimonials in Advertising (16 CFR Part 255). This compensation does not increase any cost to you and does not change the split terms disclosed to you at submission.
Data Security
We take reasonable steps to protect the information we collect, including relying on reputable third-party providers that maintain their own security standards for form processing and file storage. However, no method of transmission or storage over the internet is 100% secure, and we cannot guarantee absolute security of your information, including documents you upload such as your signed contract.
Your Privacy Rights
Depending on where you live, including if you are a California resident under the California Consumer Privacy Act (CCPA), you may have the right to:

We do not sell personal information, so there is no sale to opt out of. To exercise any of these rights, contact us at the email below. We will respond within the timeframe required by applicable law and may ask you to verify your identity before fulfilling certain requests.
Children's Privacy
The Site is not directed at, and we do not knowingly collect personal information from, anyone under the age of 18. If we become aware that we've collected personal information from someone under 18, we will delete it promptly. If you believe a minor has provided us with personal information, please contact us using the information below.
