Eligibility
You must be at least 18 years old to use the Site or submit a deal. By using the Site, you represent that you meet this requirement, that you have the legal capacity to enter into this Agreement, and that you hold a valid, executed contract giving you the legal right to assign or otherwise dispose of the property you submit.
Description of Service
The Full Deal REI operates a deal-intake service for wholesale real estate contracts. When you submit a deal, we review the information provided and route it to one of our closing/dispo partners, who independently underwrite the deal, market it to their buyer network, and work it toward a closing. The Full Deal REI is not a licensed real estate brokerage, is not a party to the underlying purchase and sale contract between you and the seller, and is not a party to the closing transaction between you and the buyer. Our role is limited to intake and referral.
No Guarantee of Acceptance
Submitting a deal through the Site does not guarantee that any closing/dispo partner will accept, underwrite, market, or close it. Every submission is evaluated against that partner's own criteria, and deals may be declined, sent back for more information, or closed on different terms than requested. Nothing on the Site constitutes a commitment to purchase, market, or close any specific property.

Affiliate & Referral Disclosure
The Full Deal REI participates in referral relationships with the closing/dispo partners deals are routed to, and may earn a referral fee, commission, or share of the closing profit when a deal you submit closes, at no additional cost to you and without changing the split terms disclosed to you at submission. This disclosure is made in accordance with the Federal Trade Commission's Guides Concerning the Use of Endorsements and Testimonials in Advertising (16 CFR Part 255).
Third-Party Closing Partners; No Agency
Our closing/dispo partners operate independently of The Full Deal REI. They are not our employees or agents, and we do not control their underwriting decisions, communications, timelines, or closing process. Any agreement you enter into with a partner, including a JV agreement, assignment, or purchase and sale contract, is solely between you and that partner. We are not liable for the acts, omissions, decisions, or performance of any closing/dispo partner.
Accuracy of Submitted Information
You agree that all information and documents you submit, including your signed contract or PSA, property details, and deal economics, are accurate and truthful to the best of your knowledge, and that you have the legal right to submit them. Submitting fraudulent, fabricated, or materially misleading information may result in your deal being declined and, where applicable, reported to the relevant partner or authorities.
Intellectual Property
All content on the Site, including text, graphics, and logos, is the property of The Full Deal REI or its licensors and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from our content, or use it for any commercial purpose, without our prior written consent.
User Conduct
You agree not to:
- Use the Site for any unlawful purpose or in violation of these Terms;
- Submit a property or contract you do not have the legal right to submit;
- Attempt to gain unauthorized access to any portion of the Site or its related systems;
- Use any automated system, bot, or scraper to access or collect data from the Site;
- Transmit any harmful code, viruses, or malicious software through the Site;
- Misrepresent your affiliation with The Full Deal REI or impersonate any person or entity.
Third-Party Links and Websites
The Site may link to third-party websites, tools, or partner submission pages. We do not control and are not responsible for the content, privacy practices, or terms of use of any third-party site. Your interactions with any third-party website, including any closing/dispo partner's own intake form, are governed by that party's own terms, and we encourage you to review them.
Disclaimer of Warranties
The Site is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free, or that any information on the Site is accurate, complete, or current.
Limitation of Liability
To the fullest extent permitted by law, The Full Deal REI, its owner, and any affiliated parties shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or business opportunities, arising out of or related to your use of the Site, a deal you submit, or any closing/dispo partner's handling of that deal, even if advised of the possibility of such damages.
Indemnification
You agree to indemnify and hold harmless The Full Deal REI and its owner from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site, a deal you submit, your violation of these Terms, or your violation of any rights of a third party.
Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of California, without regard to its conflict of law principles. Any dispute arising out of or relating to these Terms or your use of the Site shall first be addressed informally by contacting us at the email address below. If a dispute cannot be resolved informally, you agree that any legal action shall be brought exclusively in the state or federal courts located in California, and you consent to the personal jurisdiction of those courts.
Changes to These Terms
We may update these Terms from time to time to reflect changes in our practices or for legal, operational, or regulatory reasons. The "Last updated" date at the top of this page reflects the most recent revision. Your continued use of the Site after any changes constitutes your acceptance of the updated Terms.
